Roger is on bad terms with his stepbrother, Burke, who is envious of Roger's success as they both inherited their childhood home from their parents. Burke wants to sell the house as it is worth a lot of money but Roger refuses to let go of the place where he grew up with so much love and nostalgia. Burke hires a group of thugs to scare Roger away from the house so that he can sell it.
As they try to settle in, strange things start happening in the house - objects moving on their own, strange noises and ghostly apparitions. The family discovers a secret room in the house, which is haunted by the ghost of Roger's great-great-grandfather, a notorious gunslinger, who was killed in a shootout inside the house. Roger and Kelly learn that the ghost needs to be reunited with his family to prevent him from haunting and possessing the living.
As they unravel the mystery behind the haunting, Roger and Kelly try to complete the task given to them by the ghost with the help of a medium, Sandy. Meanwhile, Burke's thugs continue their campaign to scare Roger and his family out of the house by causing harm to them and burning the house down.
House IV features an excellent performance from William Katt as Roger Cobb, who struggles with grief and family ties as he tries to save the house and his family from the supernatural terror. Terri Treas is convincing in her role as Kelly, who is supportive and understanding of her husband's emotional turmoil.
Denny Dillon performs admirably as Sandy, the medium who helps Roger and Kelly communicate with the ghost. Scott Burkholder plays the role of Burke well, portraying him as a cunning and despicable character who stops at nothing to get what he wants.
